ABOUT COURTNEY

I sell Los Angeles like I live in it — because I do.

I'm Courtney Poulos, Founder of SERHANT. California and Team Lead  of ACME | SERHANT., the Los Angeles and Ventura County team I've spent two decades building. Licensed since 2005, broker since 2011 (CA DRE# 01882678) — I've represented buyers, sellers, investors, and developers on everything from first homes in Highland Park to architectural trophies in the Hollywood Hills.

I founded ACME one premise: luxury real estate should be marketed like a brand, not a listing. In April 2026, I partnered with SERHANT. as a founding member of its California expansion — combining ACME's design DNA with SERHANT.'s national platform, media engine, and luxury reach.

CLIENT STORIES & SUCCESSES

Courtney was great in our incredibly tough search. She had a ton of patience after we had a hard time finding a spot perfect for us. We ended up with a perfect Tudor style in East Hollywood that had everything we were looking for!

— Lisa F.

Courtney helped us find our 3-bed and 2-bath dream home in Culver City! She was a pleasure to work with and had a smart, thoughtful answer for the roughly one million questions we had as first-time home buyers. She took the time to figure out what we were looking for, kind of before we even knew what we actually wanted in a home. She went above and beyond in showing us homes all over LA, and even helped us restage a home to more clearly see how we'd live in it. From searching to closing, she was super responsive, communicative, and collaborative. And she rearranged her schedule to fit ours.

— Spencer C.

We have used ACME Realty with Courtney as our real estate agent for both the buy and sell processes. She’s been our realtor from the first house we ever bought and will probably be our lifelong realtor. She is diligent, direct, and will negotiate the crap out of a deal. We got an amazing price on our current home because she was able to broker the deal, during the peak of the pandemic, nonetheless. She is extremely knowledgeable both in the northeast LA real estate market and the general real estate process. I have recommended her to numerous friends and will continue to do so.

FREQUENTLY ASKED QUESTIONS

Courtney Poulos is a Los Angeles real estate broker, author, and Founder of SERHANT. California, leading the broker-led, design-driven ACME | SERHANT. team.[cite:4][cite:2] She works directly with buyers and sellers who want seasoned strategy, honest guidance, and elevated marketing—not a learning curve.[cite:2] When clients work with Courtney, they get an experienced broker and a deep bench of expert agents, marketers, and negotiators behind every move.[cite:7]

Courtney specializes in design-forward and lifestyle-driven neighborhoods across Los Angeles, with deep experience on the Eastside, NELA, the Valley, the Westside, and select Ventura County markets.[cite:7] Over the years, she has helped clients buy and sell everything from character homes to new construction in areas like Silver Lake, Echo Park, Los Feliz, Studio City, Sherman Oaks, and the beach cities.[cite:8] When a client’s search targets a specific pocket, Courtney is either their direct advisor or pairs them with the best ACME | SERHANT. area expert on her team.[cite:7]

Whether 2026 is a good time to buy depends on a buyer’s finances, timeframe, and lifestyle—not just headlines.[web:17][web:13] In many Los Angeles submarkets, increased inventory and more selective buyer behavior are creating opportunities for prepared purchasers.[web:17] Courtney walks clients through budget, payment comfort, and target areas to reach a clear buy-now or wait decision that fits their life.[web:11]

For a well-presented, well-priced home, 2026 can be a strong year to sell in Los Angeles.[web:14][web:18] Buyers are more selective, but they still pay a premium for homes that show well and are priced strategically.[web:14][web:15] Courtney analyzes the property, local comparable sales, and neighborhood demand so sellers understand likely pricing and timing before going to market.[web:15][web:18]

A home’s value depends on recent neighborhood sales, condition, presentation, and how it compares with current competition.[web:18][web:15] Automated estimates are only a starting point and often miss upgrades, design quality, or street-by-street differences.[web:18] Courtney provides a detailed pricing analysis that combines market data with real-time buyer behavior so clients can make informed decisions.[web:15]

First-time buyers in Los Angeles may be able to buy with less than 20% down through low-down-payment conventional loans, FHA financing, or assistance programs depending on qualifications.[web:10][web:11] The key is a clear budget, strong pre-approval, and realistic expectations about neighborhoods and property types.[web:11] Courtney helps buyers connect with trusted lenders and focus on areas where their budget can go further.[web:11]

Selling and buying at the same time requires sequencing, communication, and a clear understanding of equity and loan options.[web:15] Courtney reviews timing, contingency strategy, and financing options to determine whether it makes more sense to sell first, buy first, or explore a bridge-style solution.[web:15] She then coordinates negotiations and timelines so the move feels planned rather than chaotic.[web:15]

Time on market varies by neighborhood, price point, and condition.[web:15][web:18] Well-prepared, correctly priced homes in strong pockets often move faster than listings that are overpriced or poorly presented.[web:14][web:15] Courtney uses hyper-local comparable data so sellers have realistic expectations before listing.[web:15]

Buyers in Los Angeles typically pay closing costs that can include lender fees, title and escrow charges, prepaid taxes and insurance, and third-party services.[web:15][web:21] Sellers commonly pay agent commissions, escrow and title fees, transfer taxes, and any negotiated credits or repairs.[web:21][web:18] Courtney prepares net sheets in advance so clients understand expected proceeds or cash-to-close before committing.[web:15]

Yes. Through long-standing industry relationships and the reach of ACME | SERHANT., Courtney and her team regularly see off-market, quiet, and pre-market opportunities across Los Angeles and Ventura County.[cite:7][cite:4] Serious, well-qualified buyers can sometimes gain an advantage by seeing homes before they appear on the major public portals.[web:15] Courtney can build a targeted off-market strategy for clients with specific goals.[web:15]

The 2026 Los Angeles market is more selective than simply hot or cold.[web:17][web:23] Desirable homes in strong locations still draw meaningful attention, while overpriced or underprepared listings often sit longer.[web:17][web:23] Courtney structures strategy around that reality for both buyers and sellers.[web:15]

Luxury real estate in Los Angeles is highly micro-local, with privacy, views, construction quality, and exact location all affecting value.[web:15] Buyers should look beyond photos and understand resale potential, carrying costs, and how a home compares with recent high-end comparable sales nearby.[web:15] Courtney’s role is to protect clients from overpaying for the wrong kind of “wow” factor and to guide them toward homes that fit both lifestyle and long-term value.[web:15]

The best area for investing or house hacking depends on budget, occupancy plans, and risk tolerance.[web:15] In many cases, duplexes, small multifamily properties, and ADU-friendly lots in parts of the Eastside, the Valley, and other value-driven neighborhoods can offer stronger rent-to-price ratios than prime single-family areas.[web:15] Courtney helps investors analyze rents, expenses, financing, and local regulations before making a move.[web:15]

Preparation matters. Courtney focuses on repairs, paint, lighting, curb appeal, and a design-forward staging plan that fits the likely buyer and the architecture of the home.[cite:2] Strategic updates can improve how a home photographs, shows, and competes in the market.[web:14][web:18] Courtney helps sellers prioritize the work that is most likely to support a stronger sale price and smoother launch.[web:14]

Courtney’s marketing is broker-led, cinematic, and design-driven, with a focus on visual storytelling and strong positioning.[cite:2] Listings benefit from professional photography, video, compelling copy, and distribution across major portals, social media, and targeted digital channels.[cite:2][web:22] Each home is treated like a flagship listing, with marketing built around how modern buyers actually search online.[web:22]

Yes. Courtney frequently works with clients who are relocating, investing, or selling from out of the area using a streamlined digital process.[web:15] Video tours, digital signatures, secure document sharing, and coordinated inspections make it possible to move forward without being physically present at every step.[web:15] When an in-person visit is needed, the process can be planned efficiently.[web:15]

The right Los Angeles agent should have real experience in the relevant neighborhood and price point, a clear plan, and the willingness to be honest about pricing and strategy.[web:24][web:22] Clients should feel informed, heard, and never pressured into decisions that do not feel right.[web:24] Courtney encourages prospective clients to ask hard questions and expect direct, data-backed answers.[cite:2]

Prospective clients can contact Courtney directly to schedule a brief consultation about goals, timing, and next steps.[cite:4] From there, she outlines available options, current market realities, and a tailored strategy based on the client’s situation.[web:15] Whether someone is ready to move now or simply gathering information, the first conversation is designed to be clear and useful.[web:15]
